Mold is everywhere—outdoors and indoors—and most of it is benign. The indoor mold that becomes a health concern is the kind that establishes and spreads on surfaces inside your home, which happens when moisture is consistently available. Managing mold effectively means addressing moisture first, treating visible mold correctly, and knowing when the problem is beyond DIY.
Prevention: The Only Strategy That Actually Works Long-Term
You cannot win against mold if the conditions that support it persist. Mold needs moisture, a surface to grow on, and temperature above freezing. You can’t eliminate surfaces; you can’t reliably dehumidify your way out of an active leak. The first and most important step is finding and fixing the moisture source.
Common sources: plumbing leaks inside walls or under sinks (often invisible until damage appears on drywall), condensation on exterior walls and windows (usually a ventilation or insulation problem), HVAC condensate lines that drip or overflow, bathroom ventilation that doesn’t actually exhaust to the exterior (check that your bathroom fan vents outside, not into the attic), and basement moisture from water intrusion or groundwater.
Practical humidity targets: Keep indoor relative humidity below 50% in summer and 30–40% in winter. Use a $10 hygrometer to monitor. If you’re consistently above 60% in any room, add ventilation (open windows when weather allows), use a dehumidifier, or address the moisture source.
Natural Treatments That Work
White vinegar: Undiluted white vinegar applied to hard, non-porous surfaces (tile, glass, sealed concrete) kills approximately 82% of mold species according to testing. Spray undiluted, let sit 30–60 minutes, scrub, and wipe. Effective and genuinely one of the better evidence-based natural options. Limitation: it doesn’t work well on porous materials (grout, drywall, wood) where mold has penetrated below the surface.
Hydrogen peroxide (3%): Kills mold cells on contact through oxidation. Apply to surface, let sit 10 minutes, scrub, and wipe. Effective on hard surfaces; like vinegar, limited on porous materials. Can slightly bleach colored surfaces—test first.
Baking soda: Mild abrasive, deodorizes, and creates an alkaline environment hostile to mold. Best used as a scrub combined with vinegar or hydrogen peroxide, or as a maintenance treatment after cleaning to help prevent recurrence. Make a paste with water, apply, let sit, scrub.
What Doesn’t Work
Tea tree oil: Has antifungal properties in laboratory settings; much less effective in real-world cleaning applications at the concentrations typically used. Better than nothing for light surface treatment but not a substitute for thorough cleaning.
Bleach on porous surfaces: Bleach (sodium hypochlorite) is effective on hard, non-porous surfaces but doesn’t penetrate porous materials. Bleaching drywall or grout removes the color of the mold while leaving the root structure (hyphae) intact below the surface—the mold regrows. EPA guidance specifically notes that bleach is not recommended for mold remediation on porous surfaces.
Sprays without moisture control: Any treatment that doesn’t address the underlying moisture source is temporary. The mold will return.
When to Call a Professional
DIY remediation is appropriate for visible mold on hard surfaces up to about 10 square feet, in a single area, with no structural damage and a known, fixable moisture source. Call a professional when:
- The affected area exceeds roughly 10 square feet
- Mold is inside the HVAC system (it will spread throughout the house when the system runs)
- Mold is inside walls or ceilings (you need to understand the extent before removal)
- Anyone in the household has significant respiratory symptoms, immune compromise, or known mold sensitivity
- You’ve cleaned visible mold repeatedly and it keeps returning without an obvious moisture source
A legitimate mold professional should assess the situation (including moisture testing and possibly air sampling) before starting work, not just spray and paint.
